Fort Lauderdale’s skyline could soon have a new king.

New York-based NE 2nd Holdings, managed by Alexander Lichtman of Arosa Developers, has filed plans for what would be the tallest building in Fort Lauderdale, the South Florida Business Journal reported.

The proposal for the 0.7-acre site at 117, 115 and 109 Northeast Second Street calls for a 1.1 million-square-foot tower rising 56 stories, or 645 feet. The tower would replace an existing parking lot and 4,000-square foot warehouse with 696 residential units, 7,400 square feet of commercial space and 696 parking spaces, the outlet said.

The plan calls for 138 studios, 296 one-bedroom units, 218 two-bedrooms units, four two-bedrooms units with dens, 48 three-bedroom units and two three-bedroom units with dens. The floorplans would range from 554 to 1,170 square feet. Amenity decks with pools are planned for the 10th floor and the rooftop.

FMSY Architects + Planners is the architect. Fort Lauderdale-based Keith is the planning firm.

Arosa Developers has the property under contract from the Mary T. Viator Trust and Westella LLC. Fort Lauderdale’s Development Review Committee will consider the plans for the site on Oct. 27.

The 100 Las Olas condo currently wears the crown for the tallest building in the city at 499 feet, though Ombelle Fort Lauderdale is expected to dethrone that building with a height of 525 feet. Ombelle, developed by Isaac Schlesinger and Simon Dushinsky’s Dependable Equities, is under construction. The 44-story residential project is slated for completion by the end of 2028.

Arosa Developers also filed plans for a 54-story, 600-foot tower at 314 Northeast Third Street early last year, the outlet said. That project has yet to break ground.

The site of the developer’s latest proposal sits just a few blocks from Flagler Village, where there are more than 2,300 residential units and 277,300 square feet of commercial space in the pipeline. Besides Ombelle, notable projects include Naftali Group’s Viceroy Residences Fort Lauderdale and FAT Village, developed by Hines in partnership with Urban Street Development.
